We work on houses, apartments, offices and cafés — designing them, and in many cases building them. A typical engagement starts with a plot or an existing space and a brief, and ends with drawings a contractor can work from, or with a finished space handed over.

Clients come to us at different points. Some have a plot and nothing else. Some have a plan drawn by someone else and want a second opinion before they commit. Some have a home that works badly and want it re-planned. All three are normal starting points.

Building in Delhi has its own constraints: tight plots with neighbours on both sides, plot-depth rules that shape what a plan can be, and a climate that punishes a façade with no depth to it. Those constraints shape our drawings from the first sketch rather than being solved late.

Orientation matters more here than it is usually given credit for. Sizing openings by which way they face — rather than uniformly across an elevation — is one of the cheapest things you can do for how a house actually feels to live in through a Delhi summer.

Our portfolio extends past the city boundary — Noida, Faridabad, Ghaziabad and beyond — because clients in Delhi frequently build outside it. Being reachable from the studio matters on a project under construction, which is why we are candid at the outset about how often we can realistically be on a given site.
